Rental heat pumps often run hard. Tenants may use them for heating, cooling, drying out humidity, and general airflow. In short-term rentals, the system may run almost constantly between guests.

For long-term rentals: send filter reminders to tenants every 1 to 3 months, and book professional cleaning once per year, plus an extra clean after heavy pet occupancy, smoking, renovations, or moisture complaints.

For short-term rentals: visual filter checks between guests, professional cleaning every 6 to 12 months depending on occupancy, and seasonal cleaning before peak summer and winter demand.
